I get a text and email immediately and return messages asap, assuming I'm not out of range camping myself, in which case I do my best to check often! :->All you need to bring is food, beverages and your toiletries! This is a Forest River 2013 T12RB. Camper itself is 12', 19 from hitch to bumper. The best part about this camper is that it sets up super fast - pops up in less than a minute, less than 5 to set the jacks and put out the included outdoor BBQ. Sleeps 3 adults or 2 adults + 2 small kids, or equivalent (1 double bed; dinette turns into a slightly larger than a twin mattress). Includes frig, indoor propane stove, sink, 4 person dinette, outdoor shower, privacy tent (for outdoor shower and potty if renting), hot water heater, furnace, 26 gallon water tank, 2 propane tanks, stereo, CD, radio and Aux hookup. A/C and microwave can only be used with power (15Amp or greater) hookup. Will also hookup to water spigot if available at site. This is a very lightweight camper so many cars can pull it. Find all specs here: (note that mine does not have the extra storage behind the hitch, nor the awning).Linens, towels, and everything you need for the camper and an amazing experience anywhere are provided, including bath towels, washable tableware for 4, cookware, cooking utensils, kitchen towels/cloths, outdoor shower with privacy tent, outdoor rug, tablecloths, 2 Sports-Brellas (see photos), buckets, BBQ and supplies, 1-person hammock, indoor hanging storage ladder (see pic), 2 camp chairs, 1 ottoman.Be assured, we will go over all of the RV details during your walk-through and all is documented on the checklist and paperwork you will receive upon renting. Pick up/return will be either Lake Harbor area or within a few miles (Garden City), where it's being stored. I can also deliver and/or pick up for an extra fee. I want you to have the best experience possible and will go out of my way to ensure that you do! At the same time, I want to ensure the same for the next renter and to make sharing my little slice of heaven worthwhile for me, too! Please treat this RV and contents responsibly.
- No smoking inside unit, this includes vaping of any substance. Offenders will incur a non negotiable $300 cleaning fee.
- You must have a "7 plug" brake attachment in order to tow this unit.
- Self contained water can only be used in warm months when there is no chance of freezing temps due to the tank being outside the unit. If there is water at the campsite, no problem! A hose is provided and bypasses the tank. If you fill the tank and it freezes you are responsible for repairs.
- Pets on approval, please contact me so we can discuss. I am very pet friendly!
- No "off roading" on unestablished roads allowed without prior consent. The ruts and potholes are very hard on the camper and can cause damage.
- Please send me your itinerary, including campground locations and dates, before picking up.
-The inside of RV and items used are expected to be returned as clean as when picked up and "rent ready."
- No need to clean the outside of the RV upon return unless you parked under something yucky, which made it really difficult to clean.
- Clean the inside to the same level you picked it up.
- No need to launder the kitchen/bed linens.
- If RV and/or its included items are clearly returned dirty, you will incur up to a $100 cleaning fee at my discretion.
- If you rent the porta potty, you must dump it and clean it to be rent ready (easily dumped into a toilet or a dump station). $50 cleaning fee will be charged to empty and clean it for you (it's very easy, all you need is a sink or a hose after dumping).
Be sure to follow the checklist provided to ensure everything is returned to drive-ready when leaving your campsite to avoid potential costly repairs.

Hi! I'm an avid camper around the NW. I love my little Flagstaff AFrame and want to share the experience with other responsible explorers when it's not in use. I used to have a regular tent camper, which was exhausting to set up and take down. By the time I got to my destination and set it up I was exhausted! This is super easy and fast so I'm enjoying a glass of wine at my destination in no time! I travel with my pets - 2 dogs and a cat. The camper is kept up very well, clean and well-maintained. It would be my pleasure to rent my little home on wheels to responsible renters to to enjoy an amazing experience in nature!
